Sharjah court orders tenant  to pay Dhs22,640 to villa owner for the damages to property

Sharjah Court obliged an Arab national to pay Dhs22,640 to the Arab owner of a villa in compensation for the material and moral damages she incurred.
The details of the case date back to an earlier time when the Arab owner of a villa filed a lawsuit stating that she rented the villa she owned to the appellee, in return for Dhs93,500 annually, with a contract expiring on Aug.31, 2023.
On Sept.1, the two parties agreed to renew the contract for a period of four months ending in January 2024, in return for Dhs35,155.
According to the case papers, when the contract expired, the appellee vacated the villa, but the appellant found significant damages due to the tenant’s misuse of the property and that the villa needed maintenance, so she submitted a request to the Rental Disputes Centre to appoint an expert to list the works which needed maintenance and their value.
On Jan.31, 2024, the engineering expert who was tasked to find the damages and determine the value proved in his report that the cost of the maintenance work was Dhs17,640 and that the work would take ten days to complete.
